Cleanout vs. junk removal
Two searches, one crew
People find us two different ways. Some have a specific pile — a couch on the tree lawn, a dead refrigerator, construction debris in the backyard. That's junk removal: we pull up, load it and it's gone.
Others have a whole property to empty. A parent's house after a loss, a foreclosure full of leftover furniture, a garage nobody has walked into for years. That's a cleanout — also called a trash out — and it's a bigger, more involved job with more labor, more disposal and a plan for the whole structure.
Either way you get the same thing from us: a real price for the whole job, a scheduled day, and a crew that does the lifting. Big loads usually pair well with a driveway dumpster if you'd rather load at your own pace.
Every kind of cleanout
What we clear
If it's inside the building, in the garage or on the lot, it's in scope. Here's the work we do week in and week out.
- 01
Full property cleanouts (trash outs)
Top to bottom: every room, closet, attic, basement, garage and yard. Common on foreclosures, probate sales and properties turning over to a new owner. We work off a walk-through or photos and clear the entire structure in one scheduled visit.
- 02
Estate cleanouts
A whole household of belongings after a loss or a move to assisted living, handled patiently. We can set aside keepsakes, paperwork and anything the family flags, route usable furniture and clothing to donation, and leave the home broom-swept and listing-ready.
- 03
House cleanouts
Downsizing, divorce, hoarding recovery or just decades of accumulation. Furniture, appliances, mattresses, electronics, boxes and bags — carried out by our crew, not left at the curb for you to sort.
- 04
Apartment & rental unit cleanouts
Units emptied fast between tenants, including stairs and elevator buildings. We coordinate with property managers on dumpster placement, building hours and same-week turnarounds so the unit can be cleaned and re-listed.
- 05
Garage cleanouts
Paint cans, tires, lumber scrap, lawn equipment, tools, bikes, sheds full of hardware. We clear the floor and shelving so you get the space back — and we tell you up front what has to go to a special drop-off.
- 06
Basement cleanouts
Cleveland basements are the hardest part of any cleanout: narrow stairs, low ceilings, water damage. Our crews carry it up, including old washers, dryers, furnaces, freezers and water-damaged storage.
- 07
Eviction cleanouts
Set-outs and post-eviction clears for landlords, property managers and asset managers, documented with before-and-after photos. Pair this with a re-secure and lot cut and the property is stabilized the same day.
- 08
Storage unit cleanouts
Abandoned or expired units emptied and swept for facility operators and tenants alike, on the facility's schedule and within their access rules.
- 09
Furniture & single-item removal
One sectional, a hot tub, a piano, a shed, an above-ground pool, a stack of mattresses. If it's too big for the truck you own, it's a normal day for us.
- 10
General junk removal
Construction and remodel debris, yard waste, hot tubs, appliances, garbage backlog and everything in between — loaded and hauled, with disposal fees included in the quote.
- 11
Property-management cleanouts
Recurring work for portfolios: turnovers, common-area dumping, illegal-dumping removal on vacant lots, and standing arrangements so a phone call is all it takes.

Common questions
Cleanout questions
- How much does a house or estate cleanout cost in Cleveland?
- Cleanouts are quoted as one price for the whole job, not by the hour. The number comes from how much is in the property, how many stairs and how far we carry, and what has to go to a special disposal facility. We price off a walk-through or a set of photos, and labor, dump fees and tax are all inside the quote — there are no upcharges once the crew arrives.
- What's the difference between a cleanout and a trash out?
- Nothing — they're two names for the same job. Banks, asset managers and investors usually say trash out; homeowners and realtors usually say cleanout. Either way it means the property gets emptied completely and left broom-swept.
- Do I have to sort or move anything first?
- No. Point out anything you want kept — keepsakes, documents, tools, a piece of furniture — and we work around it. Everything else we carry out ourselves, including basements, attics and upper floors.
- How quickly can you empty a property?
- Most single-family cleanouts are finished in one scheduled day. Apartments and storage units are often same-week. If a closing date or an eviction date is driving the timeline, tell us the date and we'll build the schedule around it.
- Do you donate or recycle anything?
- Yes. Usable furniture, clothing, housewares and appliances are routed to donation where a charity will accept them, and metal goes to scrap. It keeps volume out of the landfill and it's part of the price, not an extra.
- Do you work with realtors, investors and banks?
- Constantly. We meet lockboxes, work from photos, invoice per property and provide before-and-after documentation for the file. Eviction set-outs, re-secures and lot cuts are handled on the property preservation side.
