What's the difference between a cleanout and junk removal?

Junk removal is a specific pile or set of items — a couch, an appliance, a stack of debris. A cleanout (also called a trash out) is emptying a whole space or property: every room, closet, garage, attic and basement. Cleanouts involve more labor and disposal, so they're priced as a project rather than by the item.

Do I have to move anything to the curb first?

No. Full service means our crew does the carrying — down the basement stairs, out of the attic, off the second floor. You point, we load.

What can't you take?

We can't haul hazardous material: paint, fuel, oil, solvents, chemicals, asbestos, propane tanks and medical waste. Tires, mattresses, refrigerant appliances and electronics are fine but carry separate disposal fees, which we quote up front.

Do you donate or recycle usable items?

Accepted Answer

Whenever we reasonably can. Usable furniture, clothing and household goods get routed to donation, and metal is recycled. Everything else goes to a licensed transfer station or landfill.

Can you handle an estate or hoarding situation sensitively?

Yes, and it's a large part of what we do. We can set aside photos, documents, jewelry and anything the family flags, work at a pace that lets you review as we go, and keep the process discreet.

What size dumpster do I need?

10 yard for small tear-outs and heavy material like concrete or dirt, 15 yard for a garage or basement, 20 yard for a whole-house cleanout or multi-room remodel, 30 yard for a full trash out or gut rehab. Describe the project and we'll recommend a size — including when a smaller one saves you money.

Will a dumpster damage my driveway?

We set every container on plywood to spread the load and protect asphalt and concrete. We also plan placement so you keep garage access where the driveway allows it.

How long can I keep it?

Standard rental periods run about a week, with daily extensions if the project runs long. If you fill it early, we'll swap it for an empty container so work doesn't stop.

What's included in the price?

Delivery, the rental period, pickup and disposal up to an included weight allowance. Overage is quoted by the ton before you book, so there's no surprise on the invoice.

Do you offer recurring grass cutting?

Yes — weekly and bi-weekly routes for residential properties, and scheduled contracts for commercial and multi-unit properties. Because we also run hauling trucks, clippings, brush and storm debris leave with us instead of sitting at the curb.

Can you cut a lot that's badly overgrown?

That's a knock-down cut, and yes. Waist-high grass, brush, saplings and fence-line growth get cut back and hauled off, which is usually the fastest way to resolve a city violation letter.

Is snow removal seasonal or per storm?

Either. A flat seasonal rate gives you budget certainty; per-push means you only pay when it snows. Trigger depths are agreed in writing before the season starts.

Do you salt and clear walkways too?

Yes. Walks, steps, porches, entryways and ADA ramps are cleared and salted — the highest-liability areas on any property, and the part plow-only services skip.

Do you work with banks, asset managers and property managers?

Regularly. Eviction set-outs, cleanouts, re-secures and board-ups, overgrowth abatement and recurring vacant-property maintenance, all documented with before-and-after photos for your file.

Can you re-secure a property the same visit?

Usually, yes. Lock changes, rekeys, padlocks on outbuildings and plywood board-ups can be handled alongside the cleanout so the property is stabilized in one trip.

Yes — abandoned and expired units for facility operators, plus tenants who need a unit emptied and swept, working within the facility's access hours.

Do I need to be there?
