Welcome to the website of The Clean Out Kings LLC (we, us, our). By accessing www.thecleanoutkings.com, requesting an estimate, or booking services, you agree to these Terms of Service. If you do not agree, please do not use the site or submit a request.

1. Services we provide

The Clean Out Kings LLC provides property services in Greater Cleveland, Ohio, including dumpster rentals, cleanouts and junk removal, landscaping and grass cutting, property preservation and maintenance, eviction and re-secure services, and snow removal. Scope, timing, and pricing are confirmed in writing before work begins unless otherwise agreed.

2. Estimates and pricing

All estimates are based on the information you provide and our on-site or photo-based assessment. Final pricing may change if the volume of material, labor required, access conditions, or disposal weight differs from the original estimate. We will communicate any change before work proceeds.

• Dumpster rentals: Pricing includes a standard rental period, drop-off, and pickup. Overages, extended rental, prohibited items, and overweight disposal fees are billed separately.
• Cleanouts and junk removal: Pricing is based on volume, labor, and disposal. Hazardous materials, tires, appliances with Freon, and other restricted items may incur additional charges or may be refused.
• Landscaping and snow removal: Seasonal contracts, per-visit, and one-time pricing are available. Pricing is based on property size, access, and seasonal demand.

3. Scheduling and cancellations

We schedule appointments based on availability and confirmed payment or deposit where required. You may reschedule or cancel without penalty up to 24 hours before the scheduled service. Same-day cancellations or no-shows may be subject to a cancellation fee. We reserve the right to reschedule due to weather, unsafe conditions, or equipment issues.

4. Access and property conditions

You must provide safe, legal access to the work area. We are not responsible for damage caused by pre-existing structural issues, unsafe access, or conditions not disclosed before the job. Driveway protection and surface protection are used as standard for dumpster rentals, but we cannot guarantee against all damage on every surface.

5. Prohibited items and hazardous materials

We cannot accept hazardous waste, asbestos, medical waste, liquid chemicals, gasoline, oil, propane tanks, explosives, ammunition, or items restricted by federal, state, or local law. If you are unsure whether an item is acceptable, ask us before the job.

6. Payment

Payment terms are stated on the invoice. We accept cash, check, and major credit cards. Commercial and property-management clients may be eligible for net terms with approved credit. Past-due invoices may accrue late fees and may be referred to collections.

7. Liability and insurance

The Clean Out Kings LLC is licensed and insured. Our liability is limited to the amount paid for the specific service in question or the cost of repair, whichever is less. We are not liable for indirect, consequential, or incidental damages. Damage claims must be reported within 48 hours of service completion.

8. Website use and intellectual property

All content on this website, including text, images, logos, and the crown-house mascot, is owned by The Clean Out Kings LLC and may not be copied, reproduced, or used without written permission. You may not use automated tools to scrape the site, interfere with its operation, or submit false or fraudulent information through our forms.

9. Privacy

Your use of this website is also governed by our Privacy Policy. By submitting a contact form or estimate request, you consent to the collection and use of your information as described there.

10. Changes to these terms

We may update these Terms of Service at any time. Changes are effective when posted on this page with a new effective date. Continued use of the site or services after changes constitutes acceptance.

11. Governing law

These Terms are governed by the laws of the State of Ohio, without regard to conflict of law principles. Any dispute shall be resolved in the courts of Cuyahoga County, Ohio.
